Villa Refurbishment Project
The adventure began as the refurbishment got underway in the Azalea (3800) in late November 2024 and Dogwood (3600) in January 2025. Your Board has worked diligently with the Marriott design and construction team as well as the Monarch site team to control costs while getting a big “bang for our buck”. The design theme boasts a casually sophisticated beach vibe with thoughtful consideration for comfort and safety. We have listened to owners who have expressed their thoughts at Owners’ forums and are happy to report that a desk will be brought back to the main bedroom, a coat rack in the entry and the television in the main living area will be put back to its original location. There will be several other improvements that we will address in future Spotlight messages as the villas are completed.
Full occupancy in the Azalea is complete and Dogwood will be completed in early February 2025. The refurbishment of the two remaining buildings will start early in 2026.
Critical Infrastructure Improvement Projects to Begin Early Fall 2024
Phase 5 of the Sea Pine Drive Infrastructure Improvement Project and Phase 1 of the Lighthouse Lane Infrastructure Improvement Project are scheduled to begin early fall of 2024. These projects are vital for repairing and improving the stormwater drainage systems, as well as our roadway and leisure trail conditions.

Maintenance Projects & Services
Tree Care Management: Leisure Trail Tree Trimming along Sea Pines Drive from Greenwood Lane to Wagon Road will continue through next week. Roadside tree trimming along Deer Run Lane to improve leisure trail line of site will begin next week.
Stormwater Ditch Maintenance: Ditch cleanout and resloping on Harleston Green will begin next week.
Stormwater Repair: Drainage pipe end cleaning on Twin Pines Road has been rescheduled to begin next week. This process involves the removal of debris, sediment, and other blockages from the ends of drainage pipes to ensure they function efficiently.

Fuel/Propane Tank Storage Reminder
Fuel tanks or any similar storage receptacles must not be visible and may only be installed within the main dwelling house, accessory building, screened area (service yard), or buried underground.

South Island PSD Potable Drinking Water Pipeline Upgrade Project Update: Water line installation is in progress along Greenwood Drive at Trolley lot #1 and Ivy Road/Club Course Drive. Project work will continue in these areas for 2-3 more weeks, weather permitting.
Scam Alert from the Beaufort County Sheriff's Office:
Please be aware that there have been recent reports of phone scammers impersonating members of the Beaufort County Sheriff's Office.
As a reminder, the Beaufort County Sheriff's Office will never call you and say:
· You have a warrant for your arrest and you must pay a fine.
· You missed jury duty and you must pay a fine.
· You must give us all of your personal information, including your social security number, etc.
If you receive a phone call from someone claiming to be a Beaufort County officer or any other agency, don't hesitate to call the agency to verify if it’s real or a scam. As always, you can report scams to the Beaufort County Sheriff's Office by calling their non-emergency dispatch line at 843-524-2777.
